Proposed Upgrades and Enhancements to The Kemp Building

We are proposing to upgrade and minimally expand the Multi-Tenant Housing Units (MTHUs) at 105 NW 5th Avenue, Delray Beach, FL 33444, also known as the “Kemp Building.” See below for our plans to upgrades and new additions to the building.

Proposed MTHU Enhancements and Upgrades:

  • Additional 7 MTHUs for a total of 14 units. MTHU units would be rented for $600 each. The 2 studio apartments would be kept.

  • New ADA-compliant Elevator

  • 2 Full restrooms for a total of 4

  • New duel-use kitchen which will include 2 sinks, 2 stoves, 2 microwaves, and 2 refrigerators

  • New communal living space

  • Upgrades to external structure: well-maintained landscaping and a new public green space, solar panels, and exterior building facade upgrades that compliment the neighborhood.

  • Upgrades to internal structure: central HVAC and air conditioning, fresh painting, quality finishing and materials

    Proposed State Of The Art Security Measures:

  • FOB key entry system to front building access and gender-specific bathrooms

  • 24/7 management by a Property Manager Representative or Security Guard

  • Upgraded security cameras and LED lights

  • Appointment of a neighborhood oversight council to meet monthly.
